Plot sold in Hertzliya for 20 million shekels
Pershkovski Construction Company has purchased 7 acres (dunam) on the Green Hertzliya neighborhood (הרצליה ירוקה). This is one of the last plots that have been approved for residential building in Hertzliya. The plot is located on Kenfey Nesharim (כנפי נשרים) street next to the Interdisciplinary Center (IDC) Herzliya.
In the same area American Colony has recently started to market apartments. Apparently Gindi Holdings is also in negotiations for purchasing a nearby plot.
The city plans (תוכנית בניין עיר) for this area allows building 412 units, low height of 3 to 6 floors. Pershkovski is planning to build 63 units at approx plot purchase price of 317,000 per unit.
The project will be split into 6 buildings, 3 buildings of 3 floors and 2 of 5 floors height. Price range is currently nearby the 1.85 million shekels for a 4 room apartment or 105 square meters, and 5.5 million shekels for a penthouse of 180 square meters.
The Green Hertzliya neighborhood (הרצליה ירוקה) located in the north-east side of the city has developed in the last few years with high demand for apartments, due to a shortage of plots and the nearby IDC center.
